Profile – co-founder 1998

Pat Turley with Sue created Turley & Co in 1998, marking 23 years on 1 January 2021.  Pat leads creative property strategy© and valuation professional services.  He is Turley & Co general manager.  Pat was an Auckland-based practitioner with Jones Lang LaSalle and Darroch & Co for five years until 1995, before moving to Hawke’s Bay.

Pat has over 25 years of property consultancy and valuation experience focused on commercial and specialised property.  Pat started his professional career shortly after the crash of 1987.  He has undertaken detailed appraisals and valuations, for single property assets $4,000 value to plus $100M in CBD Auckland.  He is an experienced valuation arbitration and Court expert witness and litigator.

Pat with Sue Turley has three children.  Pat since 2009 is a volunteer Trustee of Maraetōtara Tree Trust river restoration (chair for over five years to early 2020), and a volunteer Cranford Hospice Trust trustee and board member.  He has lived in Hawke’s Bay for a quarter-century – longer than his home district of the King Country near Mount Ruapehu.

Pat’s interests and passions include property, design, the community, conservation, the value of trees and the outdoors.

Nikki Whelpton is a 5-years experienced property consultant and valuer working closely alongside Pat Turley – and leading within our broader team.

Nikki attained a Bachelor or Business Studies degree very successfully majoring in Valuation & Property Management at Massey University.  She joined Turley & Co in 2015, and in April 2020 celebrated 5 years with our firm.

Our workgroup approach means Nikki is deployed in almost every commercial-industrial and development land valuation, property strategy and specialist public land project.  Her property intelligence and expertise capability is increasingly highly-developed.  Nikki is project leadership and quality assurance contributions integral to our high-quality deliveries for our clients NZ-wide.

Nikki was promoted in 2018 and Dayna Campbell deployed as an understudy.  This year Nikki anticipates the professional qualifications Registered Valuer and LINZ Accredited.

Nikki lives in her home district of Central Hawke’s Bay, and is a mother to two children.

Wayne Smith { Public Land Consultant }

Wayne Smith who is a LINZ Accredited public land professional joined Turley & Co in 1998.  Wayne specialises in technical public land projects including Public Works Act, Land Act, Local Government Act and other public land works.

Wayne was responsible for almost all Crown-to-Crown Māori Protection Mechanism landbankings NZ-wide, acting for the Office of Treaty Settlements (Ministry of Justice) for 19-years 1998-2017, as Turley & Co’s primary practitioner for OTS.

Wayne supports clients and Turley & Co colleagues with Crown and Council statutory land actions across New Zealand, applying specialist public land knowledge and advisory.

Wayne’s public land LINZ Accreditations are scheduled by Land Information New Zealand.  He commenced his public land career for the Crown in Napier and has held senior LINZ positions in Hawke’s Bay and Wellington.  Wayne also undertook a land titling project on Niue Island for the NZ Government.

Hawke’s Bay born-and-bred, Wayne lives in Napier.  He has two adult children and is a perennial stalwart of athletics giving substantial time to coaching the next generation of elite athletes.  Wayne has personally run 17 marathons.

Dayna Campbell { Property Analyst | Assistant Valuer }

Dayna Campbell completed a Bachelor of Business Studies degree very successfully majoring in Valuation & Property Management at Massey University.  Dayna is deployed as a Turley & Co property analyst and assistant valuer since 2018.

Dayna works across the team principally as an understudy to Nikki Whelpton and Pat Turley.  She is being mentored at Turley & Co towards the qualification Registered Valuer – like Kurt Richards before her and Nikki Whelpton.

Our workgroup approach means Dayna is deployed in most commercial-industrial and development land valuation, property strategy and specialist public land projects.  Her property intelligence and expertise capability has developed considerably 2018-20.  Dayna is increasingly integral to our high-quality deliveries for our clients NZ-wide.

Dayna calls Napier home, where her family lives and where she was educated prior to Massey University property degree studies.  Dayna’s main interests are property, design and architecture, fashion, fitness and travel.

Sue Turley with Pat created Turley & Co in 1998, marking 23 years in January 2021.  Sue Turley who is co-director and co-shareholder is Turley & Co commercial manager and financial controller since 1998.

Sue Turley’s commercial and management experience spans 25 years, originally working in the wine industry.  Sue was Auckland based National Sales Coordinator for Villa Maria Wines, Vidal and Esk wineries.  In 1996, Sue became Sacred Hill Winery’s first Marketing Manager when she moved back to Hawke’s Bay with Pat Turley.

Sue today is a 22-years experienced property professional services business director who contributes daily to Turley & Co operations and strategy.

Sue occasionally assists property market research and client work including the Turley & Co designed and led 2009-11 Farmlands sale-and-leaseback programmes for 13 stores Kataia to Levin ($23m).  In 2019, she assisted an eight-storey New Plymouth office building $1m annual rent litigation project for an international corporate tenant client.

Sue Turley has since 2019 been a Hawke’s Bay Orienteering Club committee member and is the Hawke’s Bay Schools orienteering volunteer coordinator.  Sue led organisation of the HB Schools Championships in 2020 and assisted planning and event management for the NZ Nationals in Hawke’s Bay, and other NZ orienteering events.

Sue with Pat Turley has three children.  Sue’s extended family calls Hawke’s Bay home.
